Our valued client is seeking an experienced Operations Manager to take over most of the operational responsibilities that have been managed, to date, by the Strata Council.

Our client’s community consists of a residential bare land strata of 189 units, built between 1989 and 1991, and is for 55+ residents.  Common area facilities include:  the front entry gatehouse, fence and gates, internal roadways, RV parking lot, clubhouse (containing a fully-equipped kitchen, pools, and patio areas), as well as 8 waterways with fountains and extensive landscaped areas found throughout the property.

Our client recently received a full Depreciation Report dated December 2020.  Further to this, a Capital Asset Review Committee has provided a more detailed report and recommendations regarding capital assets projects for the next 30 years.  They currently have a healthy Capital Reserve Fund, with owner contributions calculated to maintain a good positive balance while meeting the requirements for the recommended project expenditures.


These will include, but are not limited to, the following:

  • Day-to-day management of scheduled and ad‑hoc property maintenance and repairs related to the clubhouse, pools, common property landscaping, irrigation, waterways, roadways, gates, RV lot, snow removal.
  • Manage and supervise all regular contractors, and provide Council with input and recommendations on contract renewals.
  • Obtain input and quotes from ad‑hoc contractors as required, and make recommendations to Council.
  • Time-permitting, assist with management of some capital projects.
  • Expected to work “hands-on” as required.
  • Report to Council, meet with them regularly, and get their approval for all expenditures.
  • Provide Council with advice and recommendations regarding the Operations Budget.


  • 5+ years of experience with a large strata (with infrastructure similar to this community)
  • Strong construction background
  • Competent with the management of budgets and contracts
  • Competency with standard computer software programs
  • Excellent communication and interpersonal skills

Job details:

  • Permanent part-time position, 12 months per year, up to 5 days per week (less in the lower activity winter months);
  • On‑call for emergencies;
  • Compensation:  up to $60,000 per year, plus statutory benefits and WCB;
  • Start date:  April 1, 2021 (or soon thereafter)
  • Duration:  3‑year contract envisaged (renewable), subject to trial period;
  • Office space in the clubhouse (shared with Council);
  • References required.
