Our valued client is seeking an experienced Operations Manager to take over most of the operational responsibilities that have been managed, to date, by the Strata Council.
Our client’s community consists of a residential bare land strata of 189 units, built between 1989 and 1991, and is for 55+ residents. Common area facilities include: the front entry gatehouse, fence and gates, internal roadways, RV parking lot, clubhouse (containing a fully-equipped kitchen, pools, and patio areas), as well as 8 waterways with fountains and extensive landscaped areas found throughout the property.
Our client recently received a full Depreciation Report dated December 2020. Further to this, a Capital Asset Review Committee has provided a more detailed report and recommendations regarding capital assets projects for the next 30 years. They currently have a healthy Capital Reserve Fund, with owner contributions calculated to maintain a good positive balance while meeting the requirements for the recommended project expenditures.
