Our client, a Kelowna Strata Council of a 100+ unit tower/townhouse complex, is seeking a Residential Building Manager.  Responsibilities of this full-time position include: 


  • Conduct daily inspection of all common areas (i.e. gym, swimming pool(s), hot tub, outdoor patio area, parkades, locker rooms, mechanical rooms and equipment, etc.)
  • Complete minor building repairs, including plumbing and electrical, routine painting touch-up in common areas, etc.
  • Ensure all equipment maintenance and systems servicing is performed on schedule, and is documented
  • Liaise and coordinate trades people for common area repair and maintenance, and maintain a log
  • Maintain an inventory of all Strata Corporation equipment and supplies
  • Schedule waste bin pick-up and ensure garbage rooms are kept clean and tidy, including hosing down and power-washing routinely, when required
  • Perform daily swimming pool/hot tub water tests, and treat accordingly
  • Keep parking areas clean and tidy between scheduled pressure washer cleanings
  • Work with external cleaning contractor to ensure cleanliness of public areas, hallways, and common areas
  • Assist external contractor to keep snow/ice clear of ramps and entrances, apply salt /shovel sidewalks
  • Administer resident Social Room bookings, including handling of refundable deposits and inspection of room after use
  • Book building moves, including hanging/removing elevator pads, issuing rubber mats, checking for damage, and ensuring building security is not compromised
  • Monitor bulletin boards on a regular basis, post new notices, and remove old notices
  • Ensure residents comply with building bylaws, and report vandalism or problems to Property Manager immediately
  • Maintain positive relations with owners, and respond to owner complaints relating to common property or an emergency
  • Maintain a petty cash fund for small purchases, and keep record of same
  • Other duties as assigned by Strata Council


  • Minimum three to five years of previous experience in residential building maintenance
  • Power Engineering certificate or trades ticket would be an asset
  • Ability to perform minor plumbing, electrical and carpentry repairs
  • Experience with heating and cooling systems
  • Experience with pool and hot tub maintenance and testing
  • Experience in dealing with sub-contractors and trades people
  • Detail-oriented with ability to work independently and prioritize workload
  • Exceptional interpersonal and customer service skills
  • Good communications skills and proficient computer skills
  • Ability to work unsupervised and work as part of a team
  • Demonstrate a high level of integrity and professionalism
  • Reliable and Punctual
  • Willingness to learn new technologies as the job requires
  • Light to medium duty work required, lifting up to 50 lbs.
